1. Accepting these terms

By using theleefoundation.com you agree to these terms. If you do not agree, please do not use the site. You must be at least 18 years old to submit any form here.

2. Who we are

The site is operated by Lee Foundation LLC, a Tennessee limited liability company, at 222 2nd Ave S, Nashville, TN 37201.

3. No offer and no advice

The content on this site is general information about our business. It is not:

• an offer to sell or a solicitation of an offer to buy any property, security, or investment;
• investment, tax, accounting, or legal advice;
• an appraisal, a valuation, or a recommendation about any specific property or transaction.

Any offering of an investment, if one is ever made, would be made only through separate written documents delivered to eligible investors, and only where permitted by law. Do not act on anything on this site without your own attorney, accountant, and other advisers.

4. No relationship is created

Submitting a form, joining the mailing list, or emailing us does not create an agency, brokerage, fiduciary, advisory, employment, or client relationship between you and Lee Foundation LLC. A relationship exists only when both sides sign a written agreement describing it.

Real estate licensing requirements vary by state and by the role a party takes in a transaction. Where a transaction requires a licensed broker, we work with licensed professionals. Ask us about our role in any specific transaction and we will tell you plainly.

5. Figures and past results

Any figures shown on this site, including counts of transactions, countries, and closed deal volume, are historical and approximate as of the date shown. They describe past activity across the firm and its affiliates and partners. They are not a projection, a forecast, or a promise of future results.

Past performance does not guarantee or indicate future results. Real estate investment carries risk, including the risk of losing the money you put in. Property values, rents, financing costs, and market conditions change, and a deal that worked in one market or one year may not work in another.

6. Testimonials

Client comments on this site are the genuine, unpaid statements of the people named. They describe those individuals' own experiences at a particular time and in a particular market. They are not typical results, they are not a guarantee, and your outcome may differ. No one was compensated for a testimonial.

7. Portfolio images and property names

Images and property names shown in the portfolio section illustrate the kinds of assets we and our partners have been involved with, in roles that vary from transaction to transaction. Naming a property does not imply that we developed it, own it, currently represent it, or are affiliated with, sponsored by, or endorsed by its owner, developer, or brand.

All trademarks, trade names, and property names shown are the property of their respective owners and are used for identification only.

8. Fair housing

We conduct business in accordance with the federal Fair Housing Act and applicable state and local fair housing laws. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, or any other protected characteristic, and we will not steer any party toward or away from a property or a neighborhood on any such basis.

9. What you send us

You are responsible for the accuracy of what you submit. Do not send confidential material you are not free to share, and do not send Social Security numbers, government ID numbers, or account numbers through this site.

Except for personal information, which is handled under our Privacy Policy, anything you send us, such as property details, criteria, feedback, or suggestions, is treated as non-confidential, and you grant us a non-exclusive, royalty-free license to use it to respond to you and to run our business.

You agree not to use this site to submit false information, to scrape or harvest data, to introduce malicious code, or to interfere with its operation.

10. Our content

The site design, text, logos, and the Lee Foundation name are owned by Lee Foundation LLC or used under license, and are protected by copyright and trademark law. You may view and print pages for your own reference. You may not copy, republish, or use them commercially without our written permission.

11. Third-party links and content

This site links to third-party sites and embeds a Google Map. We do not control them and are not responsible for their content, accuracy, or privacy practices. A link is not an endorsement.

12. No warranty

The site is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, non-infringement, and any warranty that the site will be uninterrupted, error free, or that its content is accurate, complete, or current.

13. Limitation of liability

To the fullest extent permitted by law, Lee Foundation LLC and its members, officers, employees, and agents will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost data, or lost opportunity, arising from your use of this site or reliance on its content, even if we were advised such damages were possible. Where liability cannot be excluded, our total liability is limited to one hundred US dollars.

Some jurisdictions do not allow certain exclusions, so parts of this section may not apply to you.

14. Indemnity

You agree to indemnify and hold harmless Lee Foundation LLC and its members, officers, employees, and agents from any claim, loss, or expense, including reasonable attorneys' fees, arising out of your use of the site, your submissions, or your breach of these terms.

15. Governing law and disputes

These terms are governed by the laws of the State of Tennessee, without regard to its conflict of laws rules. Any dispute will be brought exclusively in the state or federal courts located in Davidson County, Tennessee, and you consent to the jurisdiction of those courts.

If any provision of these terms is found unenforceable, the rest remains in effect.
